XLeads Review: I Paid $200 a Month and Tested Every Part of It

I paid $200 a month of my own money for XLeads so this review would be complete and honest. It is genuinely popular, largely because Rick and Zach Ginn are working wholesalers with a big audience who built a platform for their own people, which is a reasonable thing to do.

Like REI Reply before it, XLeads is built on GoHighLevel. What separated it was the AI features. So I signed up, pulled lists, skip traced, texted, and tested the automations, start to finish.

One note up front: in my tier list I put XLeads in skip. After paying for it and testing every piece, that is too blunt. The list data is good, the dispo tool is useful, and for a specific kind of buyer it is the best all-in-one out there. Here is the more accurate version.

The short version

Lists: better than I expected

Their single family lists looked strong, with real variety. But I do land, so I pulled a land list in a specific area and compared the same area with the same criteria across three platforms:

• XLeads: just over 1,500 properties
• PropStream: about 600
• Propwire: over 2,000

That is a big spread, and it raises a question I cannot fully answer: is XLeads pulling better, or is PropStream filtering more accurately? I was targeting individual owners who had held the property five years or more. Whether each platform actually honored that filter is not something you can verify from the outside.

What I can say is that 1,500 is a solid return, so their database is not thin.

Then I did something useful: I uploaded the XLeads list into PropStream, which lets you import lists from anywhere. PropStream classified them as land, correctly. But those same properties were not in the list PropStream gave me directly. Odd, and it suggests the gap is about filtering rather than coverage. More on that platform in the three-way comparison.

Skip tracing: do not use it

Every platform advertises built-in tracing, and I tell people to skip almost all of it, including PropStream's, and I have used PropStream for six years.

I traced the same list on both, compared the outputs, then ran a real validation. I took 100 phone numbers from each and checked them through Telnyx to see which were actually live, textable mobile numbers:

• XLeads: 73 of 100 valid mobiles
• PropStream: 79 of 100

XLeads returned plenty of numbers. PropStream returned more mobiles per person, while XLeads leaned more on landlines.

Six percentage points sounds small. Market to 10,000 properties a month and that is 600 dead numbers, texted, paid for, and worked by somebody. Against a tracer I already do not recommend, XLeads did worse. Trace with something built for it, and the data on that is in my skip tracing test.

The dispo tool, which I liked

Search an area and it returns buyers in that area with phone numbers. I did not call them to verify, so treat the quality as unknown, but the feature itself is legitimately useful: if you are new or entering a new market, this is a real head start on a buyers list.

Voice AI and automations: basic

Voice AI is a solid base. You can write a prompt, pick a model, get transcripts. What you cannot do is control it deeply: voice, speed, where the AI pulls information from, how it behaves in edge cases. For a first introduction to voice AI, fine. For something that performs long term, no.

Automations integrate with maybe 20 to 30 tools, and they work like Zapier, which is what GoHighLevel gives them. Point A to point B is fine. The moment you need A to B, but check C, then D, then loop back, it falls apart. That is the shape of every platform on this base: XLeads, REI Reply, GoHighLevel itself. I build in n8n instead for exactly this reason.

The texting test, which is why most people sign up

I registered for 10DLC first. Three business days, helped by my website already being approved, and they give you a widget to speed it up. Not easy, not painful. At $200 a month you are not getting the white glove treatment Smarter Contact provides.

Then I texted a list of 1,500 skip traced numbers, using their AI prompt out of the box, lightly adjusted for required stop language. I tested it unoptimized on purpose. I can always tune a system, but I wanted to see what they actually hand you.

Results:

• Of 1,500 records, only 468 were actually texted. The rest sat there despite being in the automation, and I never found out why
• From those, maybe one or two leads, meaning someone willing to talk and name a price
• I could not locate delivery rate, response rate, or any real KPI reporting. I build AI automations for a living and I could not find it

For contrast, a recent test on my own platform using cheap skip tracing produced 82 leads from 10,000 properties, a little under 1%. Different list, different market, but the gap is not subtle.

What it actually costs

• $200 a month for the platform
• Texting ran $8.55 for 468 messages, roughly 1.8 cents each
• So 1,000 texts is about $18, 10,000 is $180, 25,000 is around $450
• All in at 25,000 messages: roughly $650 a month

Compare that with a Launch Control style stack: $800 for the platform, around $100 for data, plus skip tracing, landing near $1,200 to $1,300. So yes, bundling genuinely saves money. The question is which bundled parts you should use. My answer: lists yes, dispo yes, tracing no, texting only if you are willing to rebuild the prompts and flows yourself.

Bottom line

The product is not bad. It is also not great. If you are a beginner who wants one platform and cannot spend much yet, this is probably the best all-in-one available, and it is clearly better than REI Reply. That matches the audience: Rick and Zach's viewers are largely newer wholesalers, and the software fits them.

If you want advanced texting or advanced voice AI, this is not the path. And whatever you do, configure it before you send anything, because out of the box you will burn money learning that lesson. Where I would spend instead is in the texting comparison.
