Three platforms, one job: pull lists and find leads. Quick placement: PropStream is the OG, 160+ million records, my daily driver for six years. DealMachine started as a driving for dollars app and grew into a full database. Propwire is the newest, launched 2022 by Jerry Norton, built around being free.
The short version
PropStream
The only one of the three that accepts APN and county FIPS uploads. Most land records have no full street address, which locks them out of the other two entirely. If land is anywhere in your plans, this is settled.
DealMachine
The best D4D app in the space, and you can send a mailer to a property straight from the app while parked in front of it. If driving and mail are your marketing, no-brainer.
Propwire free tier
Real data, unlimited basic downloads, no card. The filters are too basic to build the niche lists that close deals, so treat it as a starting point, then Gold or one of the others when you get serious.
None of the three
Every platform here bundles tracing and none of them is known for good trace data. Kind for cheap tracing, SkipMatrix for premium. Pick your list platform for its lists.
Propwire
Two tiers matter: free, and Gold at $119.
Free gets you the database and basic downloads, and basic is the catch. Wholesaling closes off targeted, niche lists, and the free filters cannot build them. It is a free starting point, not a free toolbox. Tracing costs 10 cents extra. Still, the other two offer nothing free, so as a $0 entry it stands alone.
Gold adds monthly trace credits, AI lists that are genuinely more targeted, the Jerry Norton masterclass, and his contract kit. Real value if you learn from Jerry. The tracing itself is not good, and I will say the same about all three platforms here.
I tested Propwire against PropStream on real campaigns in my guru software test: for houses, the data was a wash.
DealMachine
$119 a month, $99 annual. The strengths:
- The best driving for dollars app in the space: tag a distressed property, send a mailer from the app while parked in front of it
- Mail runs 62 to 72 cents a piece
- Data caught up: 20,000 leads a month, tracing now unlimited on every plan, MLS and county comps
Watch the export caps, which are tighter than the lead caps. If driving or mail is your marketing, nothing here competes. If you never leave your desk, its main advantage is an app you will not open.
PropStream
$99 for data only, no tracing on that plan. $199 gets 50,000 monthly exports with tracing included. Deepest filters of the three, 165+, and the recent BatchDialer integration helps if you live in Batch.
The reason it has kept my money for six years only matters if land is in your plans. Land records are messy: 60 to 70% of the time you have a street name with no house number, pulled from county lists or code enforcement. Propwire and DealMachine require an exact address to upload. PropStream accepts APN and county FIPS numbers, matches the parcel, and returns the owner, their mailing address, and everything else they own. Houses only, this paragraph means nothing. Land even a maybe, it decides the comparison.
Whichever you pick, trace elsewhere: Kind for cheap, SkipMatrix for premium. My tests have made that case with real response rates, and the full rankings are in the tier list.

This isn't for you if
- You are choosing a platform for its skip tracing. That is the wrong reason to pick any of these three.
- You expect Propwire's free tier to build closeable lists. The filters are too basic for the targeting that actually closes deals.
- You are already happy on one of these. They are three ways of doing the same job for similar money, and switching costs you more than it gains you.
Bottom line
$99, $119, $119. Similar money, three ways of working. Propwire for the free start or Jerry's ecosystem. DealMachine for driving and mail, unbeaten there. PropStream for the deepest filters, the cheaper data-only plan, or any future with land in it. Mine includes land, so mine includes PropStream.
