I Tested Every Guru-Promoted Real Estate Software

Every guru promotes a software, and every software claims to replace your stack. So I tested the four most promoted ones against the tools I actually run my business on: Propwire vs PropStream, XLeads, GoHighLevel vs Podio, Batch vs SkipMatrix. Same lists, same markets, real texting campaigns. Where each tool sits in my overall stack lives in the full tier list.

How I tested

Not a feature checklist:

Test 1: Propwire vs PropStream

Propwire launched in 2023 from Jerry Norton. PropStream is the incumbent I have used for five years, so I came in biased and I am saying so.

Functionally they are close: both pull all 50 states with the filters you expect. The packaging differs. Propwire's free plan gives you roughly half the lead types with unlimited downloads; paid tiers bundle skip traces plus Jerry's masterclass and contracts. PropStream's $199 Pro plan gives you 50,000 exports a month with tracing included.

The test: both lists performed poorly, and close together. PropStream had a slightly better response rate, Propwire produced one more lead. Nothing separates them on house data. Scope separates them: PropStream handles land, Propwire does not. Houses only, either works and free makes Propwire the obvious start. Houses plus land, PropStream. Test 2: XLeads

XLeads comes from Rick and Zach Ginn. Heavy advertising, AI in every sentence. What I found:

If you are in Zach's ecosystem and want everything under his roof, fine. But it does not beat the specialists at any single job. For texting I still point people at Smarter Contact, which has won my texting tests for years.

Test 3: GoHighLevel vs Podio

GoHighLevel gets pushed hardest by Pace Morby, who is an affiliate, not the owner. It is genuinely good at what it is: funnels, nurture sequences, multi-channel marketing. If you run an agency or intake leads from many directions, it earns its price.

Is it better than a simple CRM for a wholesaler working a pipeline? I do not think so. Podio is clunky and cheap and does one thing well: store and organize leads. Most wholesalers on GoHighLevel are paying for surface area they never touch. Approved, with that caveat.

Test 4: BatchLeads vs SkipMatrix

Batch's pitch for years: cheap traces, 7 cents on the plan I tested, against SkipMatrix at 15 cents, 10% off that with my code. Call it double. Same list, 10,000 records each:

The trace cost is noise next to that outcome: an average assignment runs near $10,000, and nearly twice the leads off the same list is the whole game. SkipMatrix, clearly.
