XLeads comes up constantly as the most innovative AI texting platform, and that reputation is why people sign up. I tested the whole platform recently, every part of it, and the honest summary is that several things were good and texting was not one of them.
This post is only about the texting, because that is what most people are actually buying, and I do not think they know what they are getting.
The short version
Stay on a platform
At low volume the per-message gap is not worth a build fee. XLeads or another all-in-one is the right call until your send volume makes the math work.
Custom, on cost alone
$18.02 per 1,000 against $8. That is roughly $1,100 a month versus $550 or less, and the build fee pays itself back in three to five months. After that it is pure savings.
Custom, on quality
The out-of-box prompt is the real problem. Mine handles a seller saying no properly, because I trained it to, and the platform never limits what I can change.

Convenience is a real feature. If you value everything in one place over control and cost, an all-in-one is the honest answer and I am not going to pretend otherwise.

Here is an actual exchange from my XLeads campaign, using the AI prompt they ship with:
- Seller: I do not want to sell this property, do not text me again
- Their AI: okay, do you have another property you want to sell?
- Seller: stop texting me completely
That is one example. There were more. You are not buying a ready-to-go texting platform, you are buying a sandbox that you then have to build inside, and the pieces do not always go where you want them, because the platform has its own limits.
That matters more than any cost comparison. A bad prompt does not just waste messages, it burns through sellers in a market you may want to work for years.
What a custom platform does differently
I built mine a couple of years ago for my own business, and now build them for clients. The differences that matter:
- AI handles about 90% of conversations end to end
- Follow-up is fully automated. Nobody on the team ever thinks about who needs a touch. Nothing leaves the system unless I delete it
- The prompt is trained for your business, not a generic template
- No integration ceiling. Texting to voice AI, voice AI back to texting, follow-up into your calendar or Calendly, comping on intake, CRM sync. Anything with an API is reachable
My response rates run 15% at the lowest and up to 28% depending on the list. On a recent run I texted 10,000 properties and got 82 leads, a little under 1%, and some of those will close.
That flexibility is the whole difference between a custom build and XLeads, REI Reply, or GoHighLevel. Those three integrate AI at a beginner level, and they do that genuinely well.
The cost math
XLeads charged me $8.55 for 468 messages, which is $18.02 per 1,000. My platform runs about $8 per 1,000.
A ten dollar gap sounds like nothing. Scale it:
- 50,000 messages a month on XLeads: about $900 in texting, plus the $200 platform fee, so roughly $1,100
- 50,000 messages on a custom platform: around $550 or less depending on usage
And 50,000 is not an exotic number. Run a few months of campaigns with real follow-up stacked underneath and you get there.
Where is the catch? There is a build fee upfront. That is the honest trade. At those volumes the monthly savings recover the fee in roughly three to five months, and everything after that is money you keep.
You can keep the part that works
XLeads is more than texting, and their lead pulling is genuinely good. Their skip tracing is not, which I showed with carrier validation data.
So if you are texting 50,000 properties and saving around $550 a month by moving off their texting, you can spend $100 a month on PropStream or Propwire for lists and still come out far ahead. Which platform fits is covered here.

This isn't for you if
- You are starting out. Pay for a platform, close some deals, and come back when your volume makes a build worth it.
- You cannot cover a build fee. The savings are real but they arrive over months, not on day one.
- You like how Rick and Zach teach and want to stay in their ecosystem. That is a legitimate reason to use their software, and the lead pulling is genuinely good.
Bottom line
If you are starting out and you like how Rick and Zach teach, XLeads is a good place for you. Cheap, beginner friendly, one login, and their audience is largely newer wholesalers, so the fit makes sense.
If you understand what AI and automation are actually worth, and you want your system shaped around how your business runs rather than what a platform allows, that is when a custom build wins, on cost and on quality. I run one in my own business and it is why I went from four VAs to one.
