Everyone in real estate is texting and calling the same exact list. Six years in this business and the pattern has not changed: same platform, same filters, same skip tracing vendors, then everyone expects different results than the next person pulling that identical list.
The operators who do best are the ones getting unique leads and running quality tracing on them. So here is how to get leads nobody is selling, without hiring a scraper or spending your week driving neighborhoods. These are systems I build for clients.
The short version
County scraping pipeline
A pre-foreclosure, divorce, or code enforcement filing hits the database at 9:00 and the owner has your text by 9:15. Everybody else sees that record days or weeks later, after it reaches a list vendor.
AI street view screening
Driving for dollars produces the most unique leads in this business because the data does not exist anywhere to buy. Screening street view photos with AI gets you that list without the gas or the hours.
Email agent
Some counties only hand records over by request. An agent sends the email on schedule, reads the response, and feeds the same pipeline. The annoying counties are usually the least competitive ones.
Fix the source first
Same platform, same filters, same skip tracing as your competitors, then expecting different results. Better texting will not save a list four other people are working today.
The county pipeline, and why timing is the whole point
Picture a system that runs every morning at 9:00 a.m., works through county records and public sources, and finds owners who just entered a distress situation:
- Pre-foreclosure filings
- Divorce filings
- Code enforcement issues
It does not stop at finding them. It standardizes the data, sends it to skip tracing, takes the numbers back, loads them into the texting system, and sends the first message.
Record published at 9:00. Owner has your text by 9:15. How many people did you just beat to that conversation? Nearly all of them, because most of those records reach everyone else through a list vendor days or weeks later.
Follow-up matters and good tracing matters, but speed to lead is the one advantage you cannot buy back later. Before automation you needed to do this yourself or pay a team to. Now the lead is found, traced, texted, and partly pre-qualified before your second cup of coffee.
For counties that will not cooperate
Plenty of counties do not publish a database you can scrape. They want an email request.
So an agent sends that email on a schedule, reads the reply when it comes back, and runs the same trace and text pipeline on whatever arrives. Worth noting: the counties that make this annoying usually have the least competition in them, because most people cannot be bothered.
Driving for dollars, without driving
Driving for dollars has existed as long as wholesaling. Find a distressed house, contact the owner, make an offer. Then people figured out virtual driving for dollars: drop into Google Maps street view and move around looking for blue tarps, overgrown grass, general neglect. Less gas, still hours of your life.
Here is the version that scales. Pull street view imagery for every property in an area and run each photo through an AI model that judges whether the property looks distressed. Anything that qualifies gets skip traced, and the owner gets a text.
This is the one I would build first if I were starting over, because driving for dollars leads are the most unique leads in the business. They are not on any list you can buy, which is exactly why they are hard to get and why they convert. That property data does not exist in a database anywhere until somebody looks at the house.
None of this is theoretical
Every system above is one I build for clients, and the pattern behind all of them is the same: find the lead before it becomes a list, qualify it automatically, and start the conversation while the situation is fresh.
It only works if there is something on the receiving end. These pipelines all end in a conversation, which is why they sit on top of an AI texting system and automatic comping, the same stack that took my own operation from four VAs to one. If you are buying lists instead, the platforms are compared here, and the tracing is here.
The systems
| Tool | Pricing | Best for |
|---|---|---|
| Daily county and records scraper | Runs every morning across county records and public sources for pre-foreclosure filings, divorce filings, and code enforcement, then standardizes the data | Getting to a distressed owner the day they appear, not the month |
| Trace and text handoff | Pushes new records straight into skip tracing, pulls the numbers back, loads them into the texting system, and sends the first message automatically | Published at 9:00, texted by 9:15, with no human involved |
| County email agent | For counties that only release records by request: sends the email on schedule, reads the reply, then runs the same trace and text pipeline | Counties with no scrapeable database |
| AI street view screening | Pulls street view imagery for every property in an area and has AI judge each photo for distress signals, then traces and texts the ones that qualify | Driving for dollars leads without the driving |

This isn't for you if
- You have no texting system yet. These pipelines end in a conversation. Without something to receive the lead they just fill a spreadsheet faster.
- Your county publishes nothing useful. Some do not. That is worth checking before building anything.
- You want leads with no follow-up work. Unique leads still need the same follow-up as any other lead. They are just less worked when you reach them.
Bottom line
Better texting cannot rescue a list that four other wholesalers are working this morning. Better leads come first, and the only leads that stay unique are the ones you generate yourself: county filings the hour they publish, and distressed properties nobody has looked at yet.
That used to take a team. Now it takes a build. If you want one running in your business, that is what SystemLaunch does.
