Land Portal Review: Is This the Best Land Software?

Land investing has taken over a big part of the real estate world in the last five years, and the software has finally caught up. I have been wholesaling about six years and roughly 80% of my leads are land, across 25 different markets and counties. So when I say The Land Portal might be the best land software out there, that is a comparison against everything I have used to do this job.

Here is what it does, what it costs, and who should not bother.

This is where it has no real competition. Heat maps of sold and for-sale land activity across the whole country, filtered by acreage, with population trends and median pricing underneath. I have marketed 25 different markets and this is the research I used to do by hand.

The market research is most of the value here. If you have a proven county and you are just pulling lists in it, cheaper tools cover that job.

I texted their traced data across three counties and got usable results, best in the least competitive one. For volume tracing I still go elsewhere.

Market research, the part that has no competitor

Open market research and you get a heat map of the entire United States built on vacant lot sales. Green means heavy land sales activity, red means the area is not moving. You can flip between sold and for sale, and switch to houses, because they carry that database too.

What I actually do with it:

Too much land activity is not automatically good, and that is a judgment call the map does not make for you. But I have researched 25 markets by hand, and this is that work compressed. I am using it right now to pick my next one.

The filters that save you money before you spend it

Pulling lists is the main event, and the filtering goes deeper than anything comparable:

On a specific parcel it will show you which part of the lot is buildable, shading the unbuildable portion, and give you the slope. In flat Florida the whole lot lights up. In the mountains, that overlay is the difference between a lead and a waste of money.

That is the real argument for this software. You already know what it costs to trace, text, and chase a lot that nobody can build on, and then delete it as dead. Filtering those out before you pay for them is where the subscription earns back.

I tested their skip tracing

I pulled a list, ran it through their tracing, and texted it across three North Carolina counties. Three campaigns, three different outcomes, and competition explains most of it:

And those lead counts keep climbing, because in my texting system nothing ever leaves unless I delete it. Follow-up runs indefinitely.

Verdict on their tracing: usable, not a reason to buy the platform. For volume I still run Kind, and the head-to-head data on that is here.

Direct mail, built in

They now mail directly from the software, which matters because mail is still the primary channel in land. It is a robotic arm doing real handwriting, not printed script. I run my own handwriting printer, so I am picky about this, and genuine robotic handwriting outperforms printed mail consistently.

This isn't for you if

  • You do houses, not land. This is a land platform. PropStream covers both.

Bottom line

If you have one county you love and you are simply pulling lists in it, this is a nice tool and probably more than you need. If you are choosing a market, it is irreplaceable. The research depth and the ability to narrow a list down to lots that are actually worth marketing is exactly what I use it for, and I expand into new markets constantly because my texting costs so little to run.
